For Self-Employed Individuals and Limited Company Directors

Banks will consider your income based on your annual tax returns. Important: Banks look at your taxable income, not turnover.

Most lenders require a minimum of two years’ trading history, though we work with some banks that accept just one full year. If you’ve been trading for:

Over one year: Please provide tax returns for the last two years
One year: Please provide your latest tax return

Required Documents (for each tax year):

  • Tax Calculation (also known as SA302)
  • Tax Year Overview – shows tax due for the year

How to obtain these documents:

Via HMRC Online Account

  • Log in to your HMRC account
  • Can generate both Tax Calculation and Tax Year Overview
  • Instant access (except Tax Year Overview which is available 72 hours after submission)

Through Accounting Software

Can generate Tax Calculation (SA302)
Must include: UTR number, Full name, and Tax year
Tax Year Overview must still come from HMRC

By Post/Phone

If you file paper returns, HMRC will post your Tax Calculation
Tax Year Overview can be requested by calling HMRC on 0300 200 3310
Have your National Insurance Number and UTR ready

Step-by-Step Guide for Online Access:
For Tax Calculation (SA302):

  • Log in at online.hmrc.gov.uk
  • Select “Self Assessment”
  • Click ‘View your Tax Return’
  • Click ‘Tax Return options’
  • Select tax year and click ‘Go’
  • Select ‘View return’
  • Click ‘View calculation’
  • Click ‘View and print your calculation’
  • Click ‘Print your full calculation’

For Tax Year Overview:

  • Log in at online.hmrc.gov.uk
  • Select “Self Assessment”
  • Click ‘Self Assessment Overview’
  • Click ‘View account’
  • Click ‘Tax years’
  • Select tax year and click ‘Go’
  • Click ‘Print your Tax Year Overview’

Note: Tax Year Overview becomes available 72 hours after submitting your tax return.
